TAX DEPARTMENT
The Tax Department is responsible for the billing and collection of all City of Long Beach real estate taxes and residential sanitation, as well as the billing and collection of the current year Nassau County tax bills. The Tax Receiver’s mission is to administer accurately and efficiently the billing, collection and reporting of property tax revenues levied as directed by the City of Long Beach Ordinances and to assist the public with property tax information in a prompt, efficient, and courteous manner. In addition, the Tax Receiver records bank deposits for various departments. The tax roll is generated by the Tax Department through the use of CATALIS Tax Once the tax amount for each parcel is computed, the Tax Collector's Office takes the information so that tax bills may be printed and mailed out to the owner of record (in the Assessor's Office files). They collect and record the tax payments and send out reminder letters to owner when taxes are past due.

Notice Regarding FY2027 City Property Tax Bills
The City has identified two issues affecting FY2027 property tax bills.
Payment Schedule
Properties with annual City taxes between $7,000 and $8,000 were incorrectly billed as a single payment due in July. Under the current law, these properties should be billed in two installments.
Superblock Deficit Line Item
The amount shown for the Superblock Deficit is incorrect on all tax bills. However, your Total Tax Due is correct. The incorrect Superblock Deficit line item did not affect the calculation of the total amount due.
These issues occurred during the processing of tax bill data through the City's third-party billing and printing system.
If you believe your property tax bill was affected, please contact the Tax Department at (516) 431-1008 or the City Comptroller's Office at (516) 705-7223. City staff will review your account and make any necessary corrections. No resident will lose the ability to pay under the payment schedule authorized by law because of these processing issues.
Important Information for Residents with Mortgage Escrow Accounts
If your property taxes are paid through a mortgage escrow account, your mortgage company uses your tax bill to determine how much to collect each month.
Under the City Charter, properties with annual City taxes of less than $8,000 may pay in two installments. Properties with annual City taxes of $8,000 or more are due in one payment in July.
In some cases, when a property first becomes subject to a single July payment, a mortgage company may continue calculating escrow as though the taxes are still paid in two installments. This can result in more money being collected for escrow than is actually required. If you believe this has occurred, please contact your mortgage lender or mortgage servicer to review your escrow account.
The City is also moving forward with implementation of the Munis billing module, which will bring property tax billing into the City's financial system rather than relying on a separate third-party billing process. This will strengthen internal controls, streamline the billing process, and help reduce the likelihood of similar issues in the future.
